This disclaimer is intended only for those who have received Seattle Mortgage Brokers, LLC bearer bond for one free appraisal. Seattle Mortgage Brokers, LLC is referred here as "SMB","our","us" or "we". The One Free Appraisal incentive is referred here as "Golden Ticket" or "ticket". A client is defined by someone who will complete a transaction through the funding stage. Funding is described as the release of monies via the mortgage lender in order to consummate the start of a new residential mortgage. If a person does not complete funding, for these purposes they are not considered a client and thus are not eligible for the Golden Ticket program.
The Golden Ticket is a reimbursement that is paid outside of closing via a business issued check that we write directly to our client. This check is to be paid no later than 60 days from the date of close and for no more than $525.00 USD.
In order to qualify, a client must present the ticket before the mortgage consummates. Presenting is satisfied in one of two ways. (1) physical delivery of the "Golden Ticket" via mail carrier to 258 S 171st St. Burien, WA 98148 (postage is not reimbursed). (2) Sign, then cut the "Golden Ticket" in half, take a photo of it and email it to us. Proof of digital delivery can be done by emailing the photo to email@example.com
A reimbursement is only possible if the client has paid for the appraisal in advance. If this person(s) has not paid for the appraisal because of a property inspection waiver, also known as an appraisal waiver; a reimbursement to the client is not possible.
In addition to presenting us with the physical Golden Ticket, you must fund a loan using our service in order to be eligible for an appraisal refund. If you start the process with us and for any reason do not complete it with us, the Golden Ticket offer is null and void and Seattle Mortgage Broker, LLC is not liable in any manner to reimburse your cost of appraisal.
Failure to comply with all of the above referenced requirements will result in loss of program eligibility. Only one last name may be written on the ticket, if another name is visible that is not associated with your transaction, the ticket is null and void. If digital proof was provided, physical delivery may be requested if validity of card is in question.
