The secret is how the loan officer is paid

The loan officer is typically paid in one of two ways:

  1. By the lender, which is is most common, or
  2. By you, the borrower


When the loan officer is paid by the lender there is no wiggle room so very little negotiation can occur. 

Here's the trick to landing a great rate — if the loan officer is paid by you, then you and your loan officer are able to negotiate almost anything you like.

Most lenders will make 3 percent, just like Real Estate Agents

If you negotiate to pay 1 percent then it would be the equivalent of saving 2 percent in fees that would normally be charged into your rate.
